The final meeting before our summer break featured several informative presentations and updates for members.

Public Adjuster Peter Marinelli discussed the importance of contacting a public adjuster following a fire or other casualty event. He emphasized strategies that can help property owners maximize insurance benefits, potentially reduce out-of-pocket deductible expenses, secure appropriate coverage, and address long-term property issues that may otherwise be overlooked during the claims process.

Ian Abreu and Cris provided an update on the upcoming New Bedford Home Show scheduled for next March. They are actively promoting homes and encouraging vendor participation. The event presents an excellent opportunity for businesses looking to connect with homeowners and industry professionals.

The evening’s featured presentation was delivered by Ronald Oliveira and John Afonso, who shared insights into the current local real estate market. Key takeaways included:

  • Entry-level homes are now commonly priced between $450,000 and $500,000.
  • Many first-time buyers are entering the market later in life than previous generations.
  • New housing construction remains limited, with much of the recent development focused on Accessory Dwelling Units (ADUs) and apartment projects.
  • Housing inventory is increasing in both New Bedford and Fall River.
  • Despite the increase in available inventory, recent home sales prices in both cities remain strong.

Members interested in learning more about Accessory Dwelling Units (ADUs) were encouraged to speak with Christian Silveira, who has experience with these projects, many of which involve converting existing attic or basement space into additional living quarters.
